Lower Macungie Township, PA

SAGE renovated Express Business Center, a 5,000 sq. ft. space in Lower Macungie Township, Pennsylvania, repurposing elements from two 1950s buildings. Key upgrades included salvaging exterior walls and windows while removing outdated structural elements. Energy-efficient improvements like insulation and high-efficiency HVAC systems were added, modernizing the space while preserving its original exterior character.

Express Business Center is roughly a 5,000 square foot, single story space in Lower Macungie Township, Pennsylvania. This project was a renovation of two existing buildings that were originally constructed in the 1950’s and later joined together across an old alleyway. SAGE had to identify what could be repurposed from the existing building and incorporate those elements into the new design effectively. SAGE was able to salvage the exterior structure walls and some existing windows. (We removed existing wood roof trusses, existing floor structure) The exterior consisted of wood roof trusses with a shingle roof, vinyl siding and store front glass. We included energy efficient upgrades such as rigid insulation on the outside walls, blown in insulation in the attic space, along with high efficiency HVAC equipment for heating and cooling.
